MIX

PROJECT OVERVIEW
MIX is a multi-use commercial/residential project located on Duckworth Avenue in the heart of Downtown. The building has a long history of helping to define the city’s skyline as one of Canada’s very few iconic, flatiron buildings. The original structure was damaged in the great fire of 1892; however, repairs were completed and the building still stands today. In more recent years, it was commonly known as the NewTel Building – home of the Newfoundland Telephone Company. Once it no longer housed tenants, HGL saw the potential in the building’s great “bones” and redeveloped it into a beautiful , eight-story building with 71 residential units and four large commercial units. Construction began in 2015 with the addition of three penthouse floors, a new 71,000 sf wing in the west end and a complete interior redesign.

137 Venture Run is the second completed building at Wright & Burnside Business Campus - our multi-phased commercial/retail project in the heart of Burnside. The campus is a lifestyle-focused commercial project where buildings are designed to provide a sustainable environment for tenants and visitors. When complete, the project will encompass several high-tech office buildings on the upper campus and service/retail in the lower campus. 100 Venture Run has received a LEED Gold designation.

PROJECT OVERVIEW
The Hardman Group constructed the five-story, fully automated MetroPark Parking Garage on Duckworth Street which, since opening, offers much needed indoor parking space in a very active downtown area. The spaces on the first three levels are utilized as monthly and hourly parking for the public while the remaining spaces on levels four and five will be used for residential occupants in the immediate area. Our first parkers on these levels are residents of MIX – our residential project located just across the street. The parkade can accommodate 416 parkers in total.

MARKET SQUARE GENESYS EXPANSION

PROJECT OVERVIEW
The historic Market Square is considered one of New Brunswick’s most popular destinations for locals and tourists alike as well as home to several national and regionally-branded businesses. In 2010, The Hardman Group completed the development of a 40,000 square-foot expansion to the Centre. The new three-story wing is positioned along Smythe and Union Streets and houses the offices of Genesys Telecommunications Laboratories Inc., a long-time tenant at Market Square. Genesys worked closely with The Hardman Group Limited in designing a modern office space that includes upscale finishes, a private entrance as well as an enclosed courtyard.

MARITIME LIFE ASSURANCE COMPANY – CRAIGMORE REDEVELOPMENT

PROJECT OVERVIEW
In 1987, the Maritime Life Assurance company retained the Hardman Group to coordinate all aspects of the design and construction of a new nine-story 127,000 sf head office. In 2001, the former Halifax County Building across the street was purchased by Maritime Life to be used as part of their business park. HGL was retained as project manager in the reconstruction of the 43,000 sf building which was completed on time and on budget.

METROPARK
Halifax, Nova Scotia

PROJECT OVERVIEW
Owned by Halifax Regional Municipality, MetroPark is a seven-level parking facility located in the heart of Downtown Halifax. The fully automated parkade opened for operation in April of 2002 and includes 4,855 sf of retail space as well as 589 parking stalls. The Hardman Group was responsible for coordinating the design and construction of the parkade and is currently providing property management services to HRM through a 25-year management program.

THE ROYAL BANK BUILDING
Dartmouth, Nova Scotia

PROJECT OVERVIEW
The Royal Bank Building is strategically located in Downtown Dartmouth and is home to the Dartmouth Medical Clinic as well as the Royal Bank. HGL purchased the building in 2000 and undertook extensive repairs to the building envelope, windows, podium and roof. Once the completion of the exterior work was completed, upgrades to the interior of the building were completed. HGL has since sold the building.

HALIFAX CASINO
Halifax, Nova Scotia

PROJECT OVERVIEW
Our firm acted as consultant to the Nova Scotia Gaming Corporation in the review of the design and construction process during this development. In this capacity, HGL helped ensure a world-class casino was provided for the Sheraton Corporation. Opened in April 2000, the Casino is 125,000 sf in size and includes a 585-car parking garage, full restaurant and banquet facilities, harbourfront pre-function room as well as associated retail space.

MONCTON WATER TREATMENT PLANT
Moncton, New Brunswick

PROJECT OVERVIEW
Canada’s first major water treatment facility was built through a private public partnership between the City of Moncton and USFilter/The Hardman Group.  The facility commenced operations in October of 1999. This development project included the design, financing, construction and management of the plant facility for twenty years. The $22 million treatment plant provides over 100,000 residents of Greater Moncton with water quality that exceeds the Canadian drinking water standards. At full capacity, the plant provides over 30 million imperial gallons per day.

PIER 21
Halifax, Nova Scotia

PROJECT OVERVIEW
Pier 21 is a national monument commemorating the Canadian immigration experience in Canada paying tribute to our country’s citizens. The museum consists of 40,000 sf comprising several components. The Welcome Pavillion houses the main reception hall, a retail and café area as well as a mezzanine housing the Resource Centre and the Pier 21 Society offices. Shed 21 houses a 23,000 sf interactive and multimedia immigration exhibition and the theatre. Shed 22 houses the 8,000 sf Heritage Hall with a performance stage capable of hosting a broad range of special events from sit-down banquets to live performances. HGL’s role was to manage the project throughout the development process.

HORTON HIGH SCHOOL

PROJECT OVERVIEW
In September, 1998, HGL in partnership with JW Lindsay enterprises, Ltd., completed the construction of Horton High School – the largest P3 high school to date in Nova Scotia. The project involved the design, construction, operation and maintenance of the school for 20 years. The project provides a high-tech, interactive learning environment for over 1,000 students.  The Hardman Group completed this building on time and on budget. 

MARKET SQUARE INTERIOR REDEVELOPMENT

PROJECT OVERVIEW
Market Square is one of Uptown Saint John’s leading developments and plays a key role in the city's retail, dining and tourism industries. However, during the early 1990’s, the property had fallen on difficult times. The Hardman Group was retained by the owner, The Bank of Nova Scotia, to rescue the complex.  The project included a significant refurbishing conducted in two phases during 1994 and 1995. Phase II, in 1995 continued the re-development process with the construction of a new food court and a redesign of much of the retail area. The innovation demonstrated by HGL in this project was recognized in 1996 by the International Council of Shopping Centres, (ICSC), when the Centre was selected as the winner at the annual Canadian Maple Leaf Awards Ceremony. In 1999, The Hardman Group purchased Market Square from the Bank of Nova Scotia and continues to manage this successful cornerstone of Saint John.

MARKET SQUARE NEW BRUNSWICK MUSEUM EXPANSION

PROJECT OVERVIEW
Market Square, is one of Uptown Saint John’s leading developments, however during the early 1990’s, the property was not living up to its potential.   The Bank of Nova Scotia, the owner at the time, retained the Hardman Group was to rescue the complex. A development plan was created to refurbish the complex in two phases during 1994 and 1995.  Phase I consisted of the conversion of 62,000 square feet of former retail, food court, and office space into facilities for the New Brunswick Museum. The Hardman Group was simultaneously retained by the Museum to manage their renovations. This major project resulted in changing the whole face of Market Square, bringing this building back to life and adding a new vitality in the Uptown area.

PROJECT OVERVIEW
King’s Place was developed by The Hardman Group in the early 1970’s and is the largest privately-owned multi-use complex in Fredericton. HGL oversaw an expansion project in 1976 that provided the addition of 10,000 square feet of office space. Further re-development was undertaken in 1994 to incorporate a food court into the retail area, to renovate the building’s exterior and to upgrade the HVAC system in the office component. In 2001, King’s Place underwent a major renovation to add 60,000 square feet for the CIBC Call Centre as well as the addition of 20,000 square feet of provincial office space. The project involved the relocation of several existing tenants on a very short time-line and was completed on time and on budget.

BLUE CROSS CENTRE
Moncton, New Brunswick

PROJECT OVERVIEW
On behalf of Blue Cross of Atlantic Canada and NBTel, our firm was retained to act as developer of a new “signature building” in downtown Moncton. The complex includes a three-story section facing Main Street and an eight-story tower to the south joined by an atrium. It also houses a retail level as well as the main branch of the Moncton Public Library. The project is a good example of a total development endeavor. HGL was responsible for each stage including the land assembly, demolishing of existing structure, design, construction as well as the subsequent leasing and management of the finished project.  Although only eight stories tall, this architecturally distinctive building encompasses a full city block and is the largest office building in Moncton in terms of square footage.

PROJECT OVERVIEW
As asset manager, HGL developed a new strategy to reposition Spring Garden Place with respect to its highest traffic counts at the corner of Spring Garden Road and Dresden Row. The upgrades included a new main entrance and the connection of its various components. After its initial development, the project – including its condominium component, was managed by HGL for the owner (The Bank of Nova Scotia) throughout most of the 1990’s.

BRUNSWICK SQUARE EXPANSION

PROJECT OVERVIEW
In its early years, Brunswick Square was a multi-use complex owned by The Bank of Nova Scotia and NBTel. The property consisted of a hotel, office space, and retail shopping as well as a 750-stall parking garage. The Centre also had two undeveloped floors giving a potential for 70,000 square feet of additional leasable space.  HGl oversaw the design and installation of a new atrium including a glass elevator that tied together the entire complex both physically and visually. The re-development also included the conversion of one of the undeveloped floors into an additional 35,000 square feet of retail space. Responding to increased demand for first class office space, we recommended that the remaining undeveloped floor be converted to 35,000 square feet of office area.  HGL also undertook the restoration of the parking garage and upgrades to the HVAC system. The Centre won 1996 Canadian Maple Leaf Award in 1996 for its innovative marketing program. In delivering this award, the judges made particular reference to the teamwork demonstrated by the Centre in the achievement of its goals.

PROJECT OVERVIEW
The Maritime Life Assurance company retained the Hardman Group to coordinate all aspects of the design and construction of a new nine-story 127,000 sf head office. Our firm was instrumental in the development of unique and functional solutions to the challenges of positioning the new building on a small site. Completed in 1989, the project includes a parking structure and a retrofit of the 20-year old original building which was used for a redesigned computer room, health club, daycare facility as well as 60,000 sf of office space.

PROJECT OVERVIEW
The Hardman Group Limited have been the owners and full-service managers of Moncton Home Décor Centre since its opening in 1990. The Centre is a commercial, one-level plaza which capitalizes on the convenience and accessibility of being located on Mountain Road amid one of the city’s fastest growing residential and retail neighborhoods.The Centre has been designed to provide maximum storefront exposure and ease of access for the on-site parking lot. Anchor tenants include Lounsbury’s Furniture, The Bank of Montreal, Shoppers Drug Mart, Starbucks and M&M Meats. In 2018, the Centre underwent renovations to the exterior in order to better position it in the market.

CLAYTON PROFESSIONAL CENTRE

PROJECT OVERVIEW
This signature office building is located on the corner of Dunbrack Street and Lacewood Boulevard in Halifax’s Clayton Park. Bringing our development expertise to this project, we worked closely with all members of the team to create this beautiful 45,000 sf complex in the heart of the community. This building is well known as one of Halifax’s first surburban office buildings. Because of its high quality and efficient design, as well as low operating costs, the centre has been able to maintain high occupancy rates since its completion in 1988.

MicMac Mall was originally built by The Hardman Group in 1972 and has been expanded twice under the leadership of our firm for its owners: MicMac Shopping Centre Limited. Upon project completion, HGL was retained to provide property management services for a number of years. The Centre continues to reinvent itself to meet today’s retail trends and is considered to be one of the most successful regional shopping centers in Eastern Canada.

PROJECT OVERVIEW
In 1976, the Hardman Group was retained by the Province of Nova Scotia to manage the development of a new multi-use complex in Downtown Halifax. HGL assisted in site selection, and coordinated the design and subsequent construction of this 9,500 seat arena / convertible convention space. The 60,000 square foot project, was completed in 1977, and is still a major focal point of the City's urban core.

AVALON MALL
St. John’s, Newfoundland

PROJECT OVERVIEW
Avalon Mall was built for Sobeys Stores Limited. The enclosed facility opened its doors in 1967 and grew to become the largest, most noted shopping centre in Newfoundland and Labrador.   Located in historic St. John’s and known to locals as “The Mall”, Avalon Mall’s recognition and selection of retailers has made it “THE” shopping destination in the province and it continues to be a successful retail destination today.

PROJECT OVERVIEW
From 1965 to 1972, HGL was development coordinator for this multi-purpose project. At the time, the project was the largest real estate development ever undertaken by private enterprise in Eastern Canada. HGL was in charge of all facets of the operation. Upon opening, each phase of the project was more than 95% leased and was completed within budgeted cost. The project included office, retail and an 1,800 vehicle parking facility.
